Mortgage payment suspension calculator

This calculator helps you estimate the amount of compensatory interest owed to your lender during the payment suspension period, as well as how your monthly mortgage instalment may change once payments resume.

If you are eligible for support from the Solidarity Fund, also known as the 'Gasparrini Fund', the tool also shows the portion of compensatory interest covered by the Fund (50 per cent) in case of a suspension lasting 6, 12 or 18 months. The remaining share, which is the borrower’s responsibility, is spread evenly over the remaining mortgage instalments.

Compensatory interest is calculated on the outstanding principal using simple interest, based on the interest rate applied under the contract in force at the time the suspension request is submitted (as clarified by the Ministry of Economy and Finance - MEF in the FAQ section 'Liquidity support for households and businesses').

The MEF also clarified that, when the entire instalment is suspended (both principal and interest), the mortgage repayment schedule is postponed by the same number of months as the approved suspension.

In any case, remember that you may agree different repayment terms for the compensatory interest with your bank, and you are free to resume payments at any time during the suspension period. Doing so will reactivate the original repayment schedule.

Important

The calculations provided here are for illustrative purposes only and are not intended to replace official calculations from your bank or financial adviser. Estimated amounts and repayment periods may differ from actual figures. Results are based solely on the information provided and do not consider specific personal circumstances or potential interest rate changes.

In this simulation, interest rates are assumed to remain unchanged for the entire duration of the loan. Interest is calculated based on the same repayment frequency selected (monthly, quarterly, half-yearly, or annually).
